My band is in this process of doing a demo right now. The first three songs are going to be 30 second samples. Songs 4,5,&6 are going to be full length version of the same three songs. Songs 7,8,&9 are going to be full length versions of three different songs. This way all bases are covered. This song list clearly denotes the samples from the full length versions.

The reason I like the 30 second snippets, from a band leader's viewpoint, is that if some bar owner is going to sample the songs in a hurry, and sometimes they do, then I want to be in control of the part of the song that gives the band the best shot. 
However, I would not suggest doing only the snippet versions.
